Understand your purchasing power by getting pre-qualified through your lender of choice.

Choose the right Real Estate Broker for you. He/she should be geographically competent in the area you're wishing to purchase.

Understand the difference between Buyer Broker and Transaction Broker.

Always have the property you've identified to purchase thoroughly inspected by a certified Inspector, including water potability if water source is a well. *A septic inspection and certification is required for properties located in Boulder County.

Have an Improvement Location Certificate (ILC) or Survey prepared by a licensed Surveyor (this can be a Buyer expense or Seller expense depending on how the contract is written).

The Title commitment will provide to you all documents of public record. If the title commitment is confusing, legal counsel is advised.

Check the school district that serves the area you're buying in for SAT scores, etc.

Go over settlement figures with your Broker prior to closing.

Remember to have utilities changed into your name effective the day of closing.
